How Jennifer and Andrew Sold Their Buechel Home in Louisville in Under Two Weeks
By Nyx Sherwin, Founder of We Buy 502
Two Mortgage Payments and a House 90 Minutes Away
When Jennifer called me, she and her husband Andrew had just bought a new home over an hour away. They were excited about the move. But their old house in the Buechel neighborhood of Louisville was still sitting there, unsold.
Two mortgage payments every month. A property they no longer lived in. And the house needed real work before it could go on the open market: painting, flooring repairs, a full bathroom renovation, landscaping.
None of that was going to happen from 90 minutes away. The lawn still needed mowing. Someone still had to keep an eye on the place. She told me the situation had gone from exciting to stressful fast.
“We decided to move and had a home that we needed to get rid of as quickly as possible,” She said. “So I did some Googling and found We Buy 502.”

The Property: A 1964 Brick Ranch in Southeast Louisville
I drove out to Buechel to see the house myself. It sat in the Midlane Terrace area, a quiet, established neighborhood in southeast Louisville. Built in 1964. A solid 3-bedroom, 2-bathroom brick ranch with 2,161 square feet and an attached garage.
Walking through, I could tell it had good bones. But decades of wear were showing. The kitchen had dated cabinets, old vinyl flooring, and a wallpaper border that belonged to another era. The bathroom needed new fixtures, new tile, new flooring. In the living room, the walls were scuffed and the hardwood floors showed their age. Downstairs, the basement still had old paneling, drop ceilings, and fluorescent lighting.
It was the kind of house I see a lot: structurally sound, but needing more work than the owners can put into it. Especially when they’re living out of town.

We Offered to Buy the House
After walking the property, I sat down and put together a few different options for Jennifer and Andrew. Not just a single number. I gave them multiple paths forward, each with different tradeoffs between speed, convenience, and price.
“He gave us a few options on what we could do as far as selling the house,” Jennifer said. “Helped us sort of maximize our options so that we could get the most money as fast as possible.”
That flexibility matters when you’re relocating and need to sell your Louisville home. Someone carrying two mortgages has a different set of priorities than someone with all the time in the world.
They chose the path that gave them speed and certainty. No staging, no open houses, no waiting for a buyer to get mortgage approval.
Rounsavall Title confirmed a clear title (no outstanding liens or judgments) and the closing moved forward without complications.
Sold in Louisville, Closed in Under Two Weeks
Less than two weeks from that first phone call we closed on the house. Done.
No more double mortgage payments. No more managing a property from an hour and a half away. They put their energy into settling into their new home, and I got to work on the house.
After closing, the property was rennovated. New kitchen with white shaker cabinets, granite countertops, and stainless steel appliances. Updated bathrooms. Refinished hardwood floors. A modern open-concept living area with a wood slat accent wall. The basement got new flooring, fresh paint, and proper lighting.
The after photos tell the story better than I can.

What Jennifer Had to Say
“Everybody was very kind, answered all of our questions. I felt like I was dealing with honest people that were telling me everything I needed to know so that I could weigh my options as best I could.”
“In less than two weeks, we closed and we’re done. And we don’t have to worry about two mortgage payments and having to deal with a house that’s an hour and a half away. So, we’re super happy.”
